Tapu ve Kadastro Genel M\u00fcd\u00fcr\u00fc Mehmet Zeki Adl\u0131, T\u00fcrkiye genelinde bug\u00fcne kadar yabanc\u0131lara 15 bin 814 arsa ve arazi, 213 bin 308 konut sat\u0131ld\u0131\u011f\u0131n\u0131 bildirdi. Yabanc\u0131lara m\u00fclk sat\u0131\u015f\u0131n\u0131n ba\u015flad\u0131\u011f\u0131 g\u00fcnden bu yana\u00a0sat\u0131\u015f, sat\u0131\u015f suretiyle pay temliki, sat\u0131\u015f ipotek gibi yollarla edindi\u011fi bu gayrimenkullerin toplam miktar\u0131 67 milyar 238 milyon 100 bin 25 lira oldu.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>KORONANIN ETK\u0130S\u0130<\/strong><\/p>\n<p>Koronavir\u00fcs\u00fcn yabanc\u0131lara\u00a0<a href=\"https:\/\/nrtgayrimenkul.com.tr\/17\/ilantipi\/1\/4\/58\/\">gayrimenkul\u00a0<\/a>sat\u0131\u015f\u0131na olan etkisini de\u011ferlendiren Adl\u0131, \u201cPandemide yabanc\u0131larla ilgili yurt d\u0131\u015f\u0131 giri\u015f-\u00e7\u0131k\u0131\u015flar yasaklan\u0131nca veya s\u0131n\u0131rl\u0131 hale gelince al\u0131m-sat\u0131m ciddi anlamda bir duraksama ya\u015fad\u0131\u201d dedi. Vatanda\u015fl\u0131k edinme ile ilgili \u015fartlar\u0131n yumu\u015fat\u0131ld\u0131\u011f\u0131n\u0131 an\u0131msatan Adl\u0131, daha \u00f6nce 1 milyon dolarl\u0131k gayrimenkul alanlar\u0131n vatanda\u015fl\u0131k hakk\u0131 edinirken, bu rakam\u0131n 250 bin dolara d\u00fc\u015ft\u00fc\u011f\u00fcn\u00fc, bunun da bir miktar sat\u0131\u015f taleplerine yans\u0131d\u0131\u011f\u0131n\u0131 belirtti. Ge\u00e7en y\u0131llara g\u00f6re sat\u0131\u015f rakamlar\u0131n\u0131 de\u011ferlendiren Adl\u0131, \u201cKonut al\u0131m sat\u0131mlar\u0131 ge\u00e7en seneye g\u00f6re biraz daha d\u00fc\u015ft\u00fc. Asl\u0131nda bir talep var ama pandemiden dolay\u0131 geli\u015f gidi\u015f durunca bir kesintiye u\u011frad\u0131 diyebiliriz\u201d ifadelerini kulland\u0131.<\/p>\n<p><strong>BU YIL 18 M\u0130LYARI GE\u00c7T\u0130<\/strong><\/p>\n<p>Yabanc\u0131lar, 2020 y\u0131l\u0131nda ekim sonu itibar\u0131yla sat\u0131\u015f, sat\u0131\u015f suretiyle pay temliki, sat\u0131\u015f ipotek gibi yollarla arsa (arsa, ba\u011f, bah\u00e7e, tarla vb.) ve konut (mesken, d\u00fckkan, ofis vb.) olarak toplam 36 bin 946 ta\u015f\u0131nmaz edindi. Bu y\u0131l\u0131n sat\u0131\u015f miktar\u0131 da 18 milyar 478 milyon 509 bin 431 lira olarak ger\u00e7ekle\u015fti.<\/p>\n<p>Yabanc\u0131lar\u0131n 2020\u2019de en \u00e7ok ta\u015f\u0131nmaz ald\u0131\u011f\u0131 illerin ba\u015f\u0131nda ise 17 bin 212 ta\u015f\u0131nmaz ile \u0130stanbul yer ald\u0131. \u0130stanbul\u2019u 6 bin 418 sat\u0131\u015f rakam\u0131yla Antalya, 2 bin 330 sat\u0131\u015fla Ankara, 1260 sat\u0131\u015fla Bursa ve 1153 sat\u0131\u015fla Yalova takip etti. \u0130stanbul\u2019u tercih eden yabanc\u0131 uyruklular\u0131n \u00e7o\u011funlu\u011funu \u0130ran, Irak, Afganistan, \u00c7in ve Yemen vatanda\u015flar\u0131 olu\u015fturdu. Antalya\u2019da ise Rusya Federasyonu ba\u015f\u0131 \u00e7ekerken \u0130ran, Kazakistan, Almanya ve Ukraynal\u0131lar\u0131n da tercihi bu \u015fehir oldu. Ba\u015fkente en \u00e7ok talep ise Irak vatanda\u015flar\u0131ndan geldi. Irak\u2019\u0131, \u0130ran, Afganistan, Azerbaycan ve Somali talip etti.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>KONUT SATI\u015eINDA REKOR BEKLEN\u0130YOR<\/strong><\/p>\n<p>Koronavir\u00fcs\u00a0salg\u0131n\u0131n yurti\u00e7inde ilk g\u00f6r\u00fcld\u00fc\u011f\u00fc mart ay\u0131nda gerilemeye ba\u015flayan yabanc\u0131ya konut sat\u0131\u015flar\u0131 ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na k\u0131yasla 5 ay \u00fcst \u00fcste d\u00fc\u015f\u00fc\u015f g\u00f6stermi\u015fti. A\u011fustosla birlikte y\u00fckseli\u015fe ge\u00e7en yabanc\u0131lara konut sat\u0131\u015flar\u0131, eyl\u00fcl de y\u00fczde 26.1 ve ekimde y\u00fczde 23.1 artt\u0131. \u00dc\u00e7 ay y\u00fckselen sat\u0131\u015flar y\u0131l\u0131n kalan iki ay\u0131na ili\u015fkin pozitif beklentileri de g\u00fc\u00e7lendirdi. \u00c7eyrekler baz\u0131nda bak\u0131ld\u0131\u011f\u0131nda ilk \u00e7eyrekte yabanc\u0131lara konut sat\u0131\u015f\u0131 2019\u2019un ayn\u0131 d\u00f6nemine k\u0131yasla y\u00fczde 13.8 art\u0131\u015fla 10 bin 948 adede y\u00fckseldi. \u0130kinci \u00e7eyrekte y\u00fczde 67.9 d\u00fc\u015f\u00fc\u015fle 3 bin 314\u2019e geriledi. \u00dc\u00e7\u00fcnc\u00fc \u00e7eyrekte normalle\u015fme ad\u0131mlar\u0131yla yabanc\u0131lara konut sat\u0131\u015f\u0131 ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine k\u0131yasla yatay bir seyir izleyerek 11 bin 903 adet oldu. D\u00f6rd\u00fcnc\u00fc \u00e7eyre\u011fin ilk ay\u0131nda ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na k\u0131yasla y\u00fczde 23.1 art\u0131\u015fla 4 bin 272\u2019den 5 bin 258 adede y\u00fckseldi. Sekt\u00f6r temsilcileri, kas\u0131m ve aral\u0131k aylar\u0131nda da benzer say\u0131lara ula\u015f\u0131lmas\u0131 durumunda t\u00fcm zamanlar\u0131n en y\u00fcksek d\u00f6rd\u00fcnc\u00fc \u00e7eyrek konut sat\u0131\u015flar\u0131n\u0131n g\u00f6r\u00fclebilece\u011fini s\u00f6yledi. \u00d6te yandan yabanc\u0131ya konut sat\u0131\u015f\u0131ndan ge\u00e7en y\u0131l elde edilen 6.7 milyar\u00a0dolar\u00a0gelirin 7 milyar dolara ula\u015fmas\u0131n\u0131 bekliyor.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>ALMANLAR \u0130LK SIRADA<\/strong><\/p>\n<p>Yabanc\u0131lara arsa ve arazi sat\u0131\u015f\u0131nda bu y\u0131l Almanlar, 202 arsa edinimiyle ba\u015f\u0131 \u00e7ekti. Almanya\u2019n\u0131n ard\u0131ndan, s\u0131ras\u0131yla Irak (194), Afganistan (173), \u0130ngiltere (130) ve \u0130ran (117) en \u00e7ok arsa sat\u0131\u015f\u0131 yap\u0131lan \u00fclkelerden oldu.
